  • Garage Door Torsion Spring Problems
    Posted on: 2012-01-28
FYSA: Garage Door Torsion Spring broke, during PM, with 6 years of use. Was not able to manually open door; trapping vehicles in-side. Banko Overhead Doors, Inc was responsive in replacing spring (next morning): Representative stated Torsion Springs are lasting 4-8 years. Cost me $225 to replace both springs. Banko Overhead Doors, Inc had sticker located on inside of my garage door; original installers.

Does anyone know why the gates have been open for the past two weeks? Why are we not getting it fixed and why are we paying for a service that is not being provide?
  • Speeding
    Posted on: 2011-11-09
Changes are coming for Diamond Hill we have just voted to have a speed survey for the community. This engineered report will allow us, as a community, to employ off duty Police officers to enforce the speeds limits in DH. Start paying attention to your speed or you could be paying for a ticket. Please remember when you enter those gates in the afternoon, you are home. So slow down no need to speed from the gate to your driveway, you won’t gain a significant amount of time doing so. We are entering the time of year when it is darker longer; folks are still out walking for exercise, with their kids, and dogs. Drivers, please be aware it only takes a split second for an accident to happen.
  • Street Parking - Day / Overnight Towing and Blocking Sidewalks
    Posted on: 2011-11-09
Please park vehicles in your garage or driveway, don’t block walkways if possible, and overnight parking on the streets is a violation of our by-laws. Parking over-night on streets will result in your vehicle being towed; this notice is going to all owners and renters. Please understand parking in the streets creates many issues, one of which is emergency vehicles getting to your neighbor in time to help them. During Holiday Season and anytime of the year you have guests over, if your driveway will not accommodate your guests and you must use the street here are some helpful ways to avoid violations, fines or being towed, 1. If you are close to a non through street (example Copper Heights, Gem Luster, Graphite, parts of Facet View, and Bluestone) then please park on one side of the street. 2. If you are more than walking distance from those streets and have no choice then please ask your guests to park on one side of the street. Please use the rule of; odd numbered days park on the odd side of the street and on the even number days park on the even side of the street. (park on one side only and not across from cars on opposite side creating a bottle-neck) Please make sure you tell your guests not to park on the common areas grass; day or night this will result in the vehicle being towed. Thank you for your compliance in this matter this will make it easier emer-gency vehicles and our homeowners to navigate safely through our streets.

    Posted on: 2011-11-09
If you have a street light out in front of your home please call TECO (813) 223-0800 with the number on
the pole. With Halloween just around the corner we want to make sure our community is well lit when those little ones are out hunting for sweets. Also please be on the lookout for any strange behavior. Please call the police if you see someone or some-thing that is not quite right.
  • Basic overall maintenance of oak trees, pressure washing and mail boxes.
    Posted on: 2011-11-09
It is so nice outside this time of year more and more folks are walking for some exercise. Please trim your oak trees so that the branches don’t harm anyone. If you have a light post in your front easement please trim the trees around that too. After all the rain we have had this summer now is a great time to get out and clean those walkways, driveways and mail boxes. If you need to get a replacement mail box please replace with like kind.
  • School Bus Stop Safety
    Posted on: 2011-11-09
The 2011 School Year has begun! This means kids are very likely to be walking to the bus stop. Drivers please slow down, leave a few minutes yearly to al-low extra time to drive out of the community. For those of you who have kids walking to the bus stop please ask them to use the sidewalks and look both ways when crossing streets. If you are one of the lucky parents who can drop off and pick up your child from the bus stop then please remember to park in-side the gate and on one side of the road using the odd/even rule. (Odd day use Odd side of the street to park on, even day use even side to park). Parking in and around the gate area is very dangerous. Please keep in mind other homeowners need to be able en-ter and exit the community, lets help make sure that we are all safe.

    Posted on: 2011-07-21
We found 2 very sweet dogs up by the pool on 7/9. The vet said they are mutts, about 7 months old, female. We got them vaccinated. They will make a great addition for someone and we are hoping to find them a home. If you are interested in one of them, or both, please contact us right away for more details. We are fostering them, however, we can not provide them with a permanent home.

We plan to use her for 25hrs/wk but you could use her for more or less hours to suit your needs. If interested, please email me for more information.
  • ~Dogs Leased Unattended Outside~
    Posted on: 2011-07-12
Please don’t leave your dog outside leased up for hours in the Florida weather. It’s not kind to the animals or the neighbors that have to listen to them barking for hours on end. I understand dogs will bark since I do have one of my own but it’s cruel to leave them tied up while you are home or even out for the evening. So please be kind to your pets and your neighbors and don’t leave them unattended for long periods of time. Thank you so much for your cooperation.

WE cannot allow ignorance to ruin our pursuit of happiness. Most residents know this.

Others need a sign to read/learn/think, some a bumper sticker, some a death/injury.

    Which are you ?

Speeding, vandalism, obeying county/state laws, even parking in unsafe areas are some simple things that others do and thus, show what they are made of. WE all notice. We all pay the price.

Whether it is a sprinkler head broken because a lazy idiot wants to park on the sidewalk, or a death caused by these same idiots endangering lifes with the misuse of the vehicle they are driving.

to those of you : GROW UP or MOVE OUT
( WE will help you )

    WE will notice.
  • Dangerous person!!!
    Posted on: 2011-05-14
I was almost run over in the community by the guy in the dark SUV that lives at 1147 Emerald Hill Way. This was no accident. He stoped in the street to allow me to enter the street and then stepped on the gas causig me to have to jump out of the way to avoid being hit. He is a terrible human being. Do not associate with him, do not approach as he will most likely try to run you over!!! This is a dangerous person that the community needs to be aware of.

  • Concern about adolescents
    Posted on: 2010-08-25
The school year just started, and again we are seeing our youth walking down the street (rather than the sidewalk) when they are returning home from school. This is a problem, primarily for their safety; as they refuse to move when you are approaching them. Secondly, because when you ask them to please use the sidewalk, they are defiant, and disrespectful.
I am not sure how many parents of these kids actually read this forum, and wish there was a way to communicate more effectively. But I am urging parents to talk with their children about this issue. This is about their safety!

  • Pool Doors Keypads
    Posted on: 2010-05-02
For the last few months it has been very difficult for the females making use of the pool to access the women's bathroom and lockers from the pool side. The key pad to make entry to the facilities ii is NOT WORKING! We have a lot of females and mothers with infants that need this FIX; it forces to make sure that one person that is not wet go around the center to open the door from the inside., and if wer are alone it becomes a big issue. PLEASE HAVE THIS CORRECTED ASAP!
  • Children Cutting Through Yards
    Posted on: 2010-02-25
Parents please make sure that your children understand that there can be risks involved in cutting through someones yard to get to the golf course. For the past few days, I have had two kids cutting through my yard to cut down the golf course in order to walk home after being dropped off after school. My husband and I have two dogs who do not understand who is in the back yard. While we have an electric fence, these kids need to understand that they are in our dogs territory. AND, I did not appreciate finding our gate knocked down this afternoon.
  • Family Neighborhood
    Posted on: 2010-01-14
This is a family neighborhood, and we have a child ourself. A child we love so much we would never dream of allowing to play in the road where cars are driving! Children should be able to safely play in yards and it is understandable that the occasional ball or object may enter the street. However, just because we are a subdivision does not mean that children should not follow the same basic safety rules that would be followed on any other road. There is a reason why it is considered a derogatory phrase to tell someone to 'go play in the street'- it is not safe for anyone involved.
  • This is a neighborhood filled with children....
    Posted on: 2009-11-25
It seems like there a VERY few people that actually follow the 20 mph speed limit in this neighborhood. Please SLOW down. We moved to this neighborhood thinking that it would be a great place to raise our young children but instead find ourselves not letting them outside to play for fear of the cars flying down Emerald Hill Way. And in response to the street hockey issue.... this is a FAMILY neighborhood. Let the kids play and have fun, however, the parents should speak to their children about moving out of the road PROMPTLY!! Be patient...slow down....let the kids play.
  • Street Hockey
    Posted on: 2009-10-07
It is becoming increasingly difficult and frustrating to drive down the 1300 block of Emerald Hill way due to children regularly playing street hockey. Not only do the children not move out of the road quickly, but they repeatedly leave shoes and objects in the road for cars to drive around. This is a safety hazard and there are other areas for children to play. Please remember that our roads are not a public park or playground.

  • Anyone else having mold issues or leaks from under baseboards?
    Posted on: 2009-09-04
We are having a big issue. My husband and I noticed one of our floor bookshelves in the front bedroom was wet and moldy. We moved it away from the wall and there was mold everywhere.... carpet, baseboards, tack strips, etc. No cracks in foundation, no leaky roof. Ryland Warranty is refusing to cover it stating that we are 'outside our warranty window.' We had ServPro come out and said that it is either leaking from the exterior electrical outlet or from the exterior wall that somehow wasn't sealed. I am going higher up on the food chain with Ryland. Anyone else having these issues? Let's get together and do something about this! Please.... everyone check their baseboards.... move furniture around and make sure that you are not having the same issues. I did some reasearch on Ryland and found that they have been involved in a lawsuit involving the same exact issue that I am having. I live on Emerald Hill Way. Please email me if you have these issues or have had the issue in the past. How did you resolve it?
  • Parking on Roadways
    Posted on: 2009-07-28
There are more and more vehicles being parked on the roadway within the subdivision. Vehicles parked near the entrance and some with their front ends sticking out on the roads. Is the HOA enforcing this? It's starting to look run down with all the vehicle left on the road. I realize we will have guests visiting us from time to time. These are acceptable exceptions. But there are vehicles being regularly parked on the roadways, which (I was initially told, when I moved in) is supposed to be in violation of the HOA rules.
